AspinallVerdi secures £6.9m ERDF for 3 St Pauls Place

Acting for CTP Developments in Manchester, AspinallVerdi has secured circa £6.9 million of ERDF funding to complete the final phase of ‘heart of the city’ Sheffield. Number 3 St Pauls Place comprises a 100,000 sqft Grade ‘A’ office with a target BREEAM Excellent rating.

The funding concludes over 4 years of business planning and negotiations with DCLG. The scheme came close to fruition in December 2010, but the plans were scuppered by changes to the state aid rate, the uncertain economic climate and a lack of pre-lets.

AspinallVerdi and CTP Developments have worked tirelessly with Sheffield City Council and DCLG to deliver the scheme and the ERDF funding agreement is a significant milestone. It is expected that construction will start on-site in the spring 2014 with completion by October 2015.

David Topham said, ‘we are delighted with the response from DCLG and to have secured such a significant sum from ERDF. We are looking forward to getting on-to site as soon as possible and completing the master-plan’.

The project is part financed by the South Yorkshire European Regional Development Fund Programme 2007 to 2013.
