Town Centre Regeneration and Masterplanning

We have vast experience of multi-disciplinary professional teams working across all sectors – from public regeneration and development agencies; local authorities; private developers; and third sector community development trusts and ‘town teams’.

Property regeneration

This is not just limited to development in designated regeneration areas and areas of deprivation, but any scheme which could be considered to be ‘not-prime’. We have a proven track record of operating as development surveyors in this niche area and are specialist property regeneration consultants.

Master-planning

We are often sub-consultants to international urban design practices who have been commissioned to prepare area-wide and site-wide masterplans. We provide a valuable role in delivering the economic and property proposals. We provide pragmatic advice to ensure that the proposals are both aspirational but also deliverable in terms of land assembly, viability and funding

Towns Fund

AspinallVerdi has worked on masterplans, investment prospectus and business cases for various Towns Fund bids including: Wakefield, Blyth, Worcester and St Helens.

The £3.6bn Towns Fund was launched at the end of 2019 to unleash the full economic potential of over 100 places and level up communities throughout the country with places being able to receive a significant investment of up to £25 million. The aim is to increase economic growth with a focus on regeneration, improved transport, better broadband connectivity, skills and culture.

The private sector has an integral role to play in making these Town Deals a success – driving investment and value for money and ensuring that funding delivers the jobs, businesses and homes our towns need to thrive for generations to come.

Going forward the Towns Fund will be delivered through two elements:

  • Town Deals, which aim to regenerate towns and deliver long-term economic and productivity growth through investments in urban regeneration, planning and land use, skills, heritage and enterprise infrastructure; and
  • The Future High Streets Fund, which aims to renew and reshape town centres and high streets in England in a way that drives growth and ensures future sustainability. 

Economic Development

Formulation of economic policy, sub-regional action plans and area based strategies often working as part of a multi-disciplinary team with economists.

Community Development

We are involved in ‘grass-roots’ community projects working with Community Foundations and Community Development Trusts. For example, Headingley Development Trust; the Ruth Gorse Academy Community Interest Company; Rochdale and Hollinwood Community Land Trusts.

Public Consultation

The co-ordination, implementation and follow-up of public consultation events for major urban regeneration projects and/or planning applications. We are ‘embedded’ in the development team and are therefore well placed to understand the requirements of the developer/Local Authority client and the aspirations of the local community.

We often lead stakeholder consultation and 1-to-1 landowner, developer and investor consultation.
