Property Market Analysis
The study was commissions by the City Council to provide a comprehensive retail needs assessment which was lead by Nexus Planning. However, it was a key part of the study to examine development opportunities in both the City Centre and out of town retail provision to identify the potential for growth.
The broader context in Derby is that the City is growing and it is likely that new housing development will generate greater demand. However, this must be balanced with changes in consumer behavior and changes in the retail industry.
Issues and Outcome
The study involved engagement with key stakeholders across the City in order to engage and identify key opportunities and constraints.
Equally each site was visited and examined in terms of current planning policy and key current property market trends which will inform developer and investor decisions.
The study identified a range of recommendations which could be partly implemented through changes in planning policy, but also provided guidance to the regeneration department in terms of the prospects for key sites and how the public sector could influence new development and investments.
